Overview
Before you pay a token amount for a resale flat or plot in Delhi, it is worth knowing exactly what you are buying. We carry out due diligence on the property's documents and a title search with the competent authorities.
This matters most for older DDA and L&DO properties that have changed hands several times, sometimes through GPA, Agreement to Sell and Will rather than a registered sale.
When you need it

What we verify
Open as checklist- Complete chain of title documents, from the original allotment onwards
- Freehold or leasehold status with the lessor authority (DDA / L&DO)
- Registered documents at the Sub-Registrar, by inspection and certified copies
- Encumbrances, such as mortgages, visible in the records
- Validity of any GPA, Agreement to Sell or Will in the chain
- MCD property tax and mutation status
- Pending dues, such as ground rent, conversion charges or maintenance
