Overview
Registration is the presentation of a deed or document, in person, at the Sub-Registrar's office by the parties to it. Documents that must be registered under the law are generally called 'instruments'.
Registration makes documents relating to immovable property public. It gives the document sanctity and, to an extent, proves the genuineness of the parties, since they appear personally before the Registrar. Once stamp duty has been paid, the Sub-Registrar registers the instrument after verifying the other details.
Several forms and formalities must be completed before a document can be presented. We take you through all of them and guide you throughout.
When you need it
- Sale, gift, relinquishment, partition or conveyance deeds
- Leases of more than one year
- Wills (optional but recommended) and Powers of Attorney

Open as checklist- The stamped document (e-stamp or Collector-stamped)
- Original ID proof of all parties and witnesses
- Photographs of the parties
- PAN, where required
- Index / data-entry form of the Sub-Registrar

Good to know
Registration in Delhi generally costs 1% of the value plus a ₹100 pasting fee, in addition to stamp duty.
